Corona, the war between Russia and Ukraine, and rising interest rates could actually have a devastating impact on the housing market in Berlin. But there is no sign of stagnation far and wide. On the contrary, prices continue to rise, albeit somewhat more slowly than before. This means that for 15 years now there has been a boom in Berlin, from which apartment owners and other investors have benefited.

According to experts, the investment climate for existing and new apartments in Berlin remains good. The impact of the Corona pandemic is not apparent at first glance. A closer look, however, reveals that significantly fewer new housing units were completed in 2021 and 2022 than in previous years. This is due, among other things, to the bottlenecks in construction capacity and the enormous increases in raw material prices. Demand for owner-occupied and rental apartments will therefore almost certainly continue to rise, bringing with it an increase in purchase prices and, in particular, rental prices.
